Purchasing property is an exciting time and you may soon be moving into your new home. In order for the property to be transferred into your name. There will need to be a conveyance of the property from the vendor’s name into your name. To assist you with this process you will need to engage a conveyancer. We act in conveyancing matters in the Newcastle and surrounding areas including Lake Macquarie and Maitland.
What does a conveyancer do?
One of our experienced property lawyers will sit down with you to go through the contract. We will make a request for amendments if required. Once contracts are signed and all the terms agreed to, we will forward your contract to the Vendor’s solicitor for exchange. Settlement will then be scheduled at the date set out in the contract.
Before settlement can occur the conveyancer will obtain your property searches to see what council rates and water rates are outstanding. Any amounts owing will be taken into consideration and adjusted on settlement (deducted from the purchase price).
We will liaise with your bank or broker to ensure that they attend settlement with the correct funds and cheques. In addition, we will forward a set of questions to the vendor about the property and any affectations that affect the land.
We will also advise you in relation to any first home buyers grants or other grants available and assist with completing the necessary paperwork.
If stamp duty is payable, we have been approved by the Office of State Revenue to stamp in-house. This means we can forward your funds directly to the OSR and stamp the contract and transfer (physical paper that is registered with the land titles office for you to become the legal owners).
If possible we will arrange for settlement to occur in Newcastle and will attend on your behalf. You are not required to attend settlement.
